Buyer FAQ

Questions buyers ask us

How do I start buying a home in Central PA?

Start with a conversation with us and a pre-approval from a lender. Pre-approval tells you a comfortable price range and makes your offer stronger. From there we set up a home search tailored to the areas and features you want.

Do I need a written agreement with a buyer’s agent?

Yes. REALTORS® now sign a written agreement with buyers before touring homes. We walk you through it line by line, including how our compensation works and what is negotiable, before you sign anything.

Are there first-time home buyer programs in Pennsylvania?

Yes. The Pennsylvania Housing Finance Agency (PHFA) offers first-time buyer loan and down payment assistance programs through approved lenders. Eligibility rules, income limits, and amounts change, so check phfa.org and ask your lender which programs you qualify for. We can introduce you to local lenders who work with PHFA.

Which areas should I look at around Mechanicsburg and Carlisle?

It depends on your commute, budget, and the kind of home you want. Mechanicsburg, Camp Hill, and the West Shore are close to Harrisburg; Carlisle and western Cumberland County offer more land and a quick I-81 commute. Our community guides compare them.
