Do you help with commercial real estate, or just homes?
Both. Alongside residential sales, we help clients sell, buy, and invest in commercial property across Central PA, especially mixed-use, multifamily, and retail. We also list commercial space for lease and represent businesses looking for space. We also invest in commercial real estate ourselves, so we understand these deals from the owner’s side of the table.
What types of commercial property do you work with?
Our focus is mixed-use buildings and downtown storefronts, multifamily and apartment buildings, and retail property. These are the kinds of buildings we invest in ourselves. If your property is something else, ask; if it’s outside what we do best, we’ll tell you and point you to the right specialist.
How do you figure out what my commercial property is worth?
Commercial value usually starts with income: rents, expenses, net operating income, and what buyers are paying for similar income today. We also look at recent comparable sales, leases, condition, zoning, and location. We’ll prepare a free opinion of value for your property. It isn’t an appraisal, but it gives you a clear, honest starting point.
Can you help me lease commercial space?
Yes, in two ways. We list retail and mixed-use space for lease for property owners, and we represent businesses looking for the right space to rent. We aren’t property managers and don’t provide ongoing property or lease management, but we’re glad to share names of local managers.
Can you help with a 1031 exchange?
Yes. We help you find and line up replacement property and keep the timeline on track with your qualified intermediary, CPA, and attorney. We don’t give tax or legal advice, so please talk with your tax and legal advisors about your situation.
You invest in commercial real estate too. How does that affect working with you?
It means we look at every property the way an owner would, and we can talk honestly about what it takes to own and run a building. If we ever have a personal interest in a property involved in your sale or purchase, we’ll tell you up front and in writing.
